Good Day, Everyone!
The 2026 budget and assessments have now been made public, and I’d like to take a moment to explain where we stand and why increases were necessary for the upcoming year.
Why Assessments Have Increased
• Reserve Funding:
Our recent reserve study revealed that we are currently behind on funding our reserve account. This study provides a 30-year projection of repair and replacement costs for all HOA-maintained items, and we need to ensure the association is properly funded for long-term stability.
• Rising Costs:
Like many communities, our operating expenses have increased compared to last year. Unfortunately, this was expected given current economic conditions.
• Delinquent Dues Question:
There was a question about whether unpaid HOA dues were contributing to the increase. This is not a major factor. Only one resident is responsible for the majority of the outstanding balance. A lien has been placed on the property, and the HOA will recover those funds in due time.
Board Member Update – We Need You!
Our Vice President, RJ Morgalo, will be stepping down shortly after the new year due to an upcoming move. We sincerely thank RJ for his service, dedication, and contributions to the community. We wish him all the best!
